 Buying distressed Tampa real estate has many advantages! Distressed real estate can be those that are in foreclosure or heading that way, tax sales, or properties that are in poor physical condition and being sold at a much lower than market value. There can be excellent value in purchasing these types of properties but you need to make sure you know what you are getting into and an inspection can do just that.

 

In fact, you need to make the inspection part of the contract. Your inspector will tell you the good, the bad, and the ugly about the home. From that point you can identify the cost for the necessary repairs, and whether the offer is still a valid one. In fact, you might decide that the asking price is not in conjunction with the condition of the property and either make another offer or withdraw your offer completely.

 

If the property is being sold as distressed because of the physical condition it’s in, there should be no surprise that there are problems, but not all of those problems may be obvious and that’s where the inspection can be very helpful.

 

But distress sales for properties in foreclosure may not be as apparent that there are physical problems. In fact, you may not even consider that there are problems. An inspection will ensure that you aren’t facing any problems that you weren’t expecting.

 

It’s important that those inspections be done by an independent inspector. Sadly, inspections have turned into a racket that are bordering on down right criminal. The only way to be sure the inspector is providing you with honest information is to hire one independent of your realtor and also ensure that he/she is a certified inspector. Word of mouth, is a great way to find the best inspector.

 

Distressed real estate can be a great buy with a little bit of caution prior to signing the papers and saying I own. Just a simple inspection can make sure your decision is the right one.
