It seems foreclosures are up in the Tampa Bay area. Now you might think that this spells trouble, but nothing could be further from the truth for the Tampa Bay market is still sizzling with bargain hunters. This might be bad news for sellers but great news for buyers.
Many sellers are working hard at getting the prices that last years market was bringing. Unable to believe that they waited too long to sell their houses they are business moving from one agent to the next and demanding more open houses, doing everything wrong, leaving them without a buyer and dreaming about the prices of just a season earlier.
It doesn’t matter what you could have gotten last year. Don’t get caught in the shoulda, woulda, coulda game. And if you insist you need to get last years prices you’ll find yourself sitting on your house while the ones around you move out.
Tampa area houses that are priced for less than the co petition are selling, and that’ really what it’s all about pricing. The lowest price for the most square footage in the neighborhood is selling. If you are priced higher than the other guy and you think more ads in the local paper will help, you couldn’t be more wrong. In fact, you might just as well set a match to your money.
It’s a sizzling market but it’s all about price from the buyer’s perspective. Buyers couldn’t ask for a better market to score a great deal and sellers will just have to grin and bear it. After all if you really need or want out taking less beats some of the alternatives like bankruptcy or not being able to make the necessary move to a new location.
