It is obvious that the real estate market is currently a buyer’s market. Most builders and homeowners are quite motivated to sell their homes. Most buyers are looking to get the best deal they can find.
The difference between buying a home from a builder compared to a private seller is that when a builder sells a home, he/she still has many other homes to sell within the same development. If the builder lowers the price of one property, that reduces the profit on the ones that are still on the market. A distressed private owner usually has only one house to sell and he/she wants to sell it as quickly as possible or they may end up in foreclosure.
That’s why a builder is willing to offer you FREE upgrades on the property of your choice rather than reducing the price. It sounds tempting, right? In actuality when it’s time for you to sell your home, those upgrades that seem to add thousands of dollars do not add much value. Whenever you decide to sell your property, appraisers barely consider the upgrades to affect the value of your property unless the upgrade is structural such as a pool.
There is a fair chance that you would find a similar home 2 years older with a distressed seller living in it. What would you prefer? Make a significantly lower offer on the distressed owner’s home and have them accept it, or pay market price for a new home with FREE upgrades?
